About the founder
Caroline McMeans
Founder & Principal, Fennel Development & Advisory
Caroline has spent a decade developing and repositioning real estate, from affordable housing and downtown adaptive reuse to reimagining aging malls into mixed-use districts. She founded Fennel to bring that experience to owners, investors and communities who want places built to last.
As Director of Development at Centennial, an owner and operator of more than 20 million square feet of retail and mixed-use property, she helped lead master planning and development across a national portfolio. At Orchestra Partners, she turned historic buildings in downtown Birmingham into mixed-use destinations with condos, apartments, offices and retail. She also led the firm's small-town work, partnering with cities across Alabama to redevelop key buildings and bring their downtowns back to life.
She started her career underwriting affordable housing at LHP Capital. Along the way, she has worked with historic tax credits, Opportunity Zones and low-income housing tax credits.
In 2024, she co-founded Homepoint, an AI-native residential brokerage that pairs software-driven transactions with a flat fee in place of traditional commissions. Building it taught her how to put AI to practical use, and she brings that to Fennel: faster research and underwriting, and less time lost to paperwork.
She holds a bachelor's in marketing and business management from Samford University and a master's in real estate finance from Georgetown University, and is a licensed real estate broker in Alabama, Tennessee and Georgia.
